Tamko Windows & Doors: The Orange County Owner’s Guide

We stock and install Tamko-compatible windows and doors across Orange County, with most replacement window jobs running $4,500 to $15,000 installed and door replacements typically landing inside that same range depending on size and swing. We keep common Tamko replacement hardware on our trucks, so if you’re in Anaheim, Orange, or Fountain Valley, we can usually have your part matched and the job scheduled by the end of the week. Most homeowners discover a Tamko part has failed the same way: a window that won’t stay open, a door that drags against the jamb, or a lock that has stopped catching cleanly.

Bradford Remodeling Co Orange County is an independent service provider. We are not affiliated with Tamko, but we know their product lines well enough to tell you what is worth repairing and what should be replaced outright.

Which Tamko Models This Applies To

Tamko’s residential window and door line runs across several series, and the compatibility gotcha is this: the glazing bead, balance spring, and sash lock are not universal across the lineup. A balance spring from the Pro Series will not seat correctly in a builder-grade unit from the early 2000s. Before calling anyone, check the interior frame for a small foil or ink label, usually on the head jamb or the top inside edge of the sash. That label carries two pieces of information worth having: the series name and a five-to-seven digit manufacturing code. If you photograph that label, we can identify whether the part is still available as OEM or whether a quality aftermarket equivalent makes more sense.

For older Tamko units where the label has faded, we measure the sash channel width, the balance shoe profile, and the glass thickness. Those three dimensions usually pin down the part. Curtis Lane has been running crews across Orange County long enough to know which Tamko parts fail in this climate, and which ones fail because they were never quite right from the factory.

Signs Your Tamko Windows & Doors Is Failing

  • Window won’t stay up without a prop. The balance spring or spiral balance has lost tension or snapped inside the sash channel. This is the single most common Tamko window failure we see in Orange County, especially in homes near the coast where salt air accelerates metal fatigue.
  • Door drags at the top corner or latch side. Either the hinge screws have stripped in the door slab, or the door itself has settled. Sometimes the substrate around the rough opening has shifted. A dragging door wears the weatherstripping fast, and then the energy loss starts.
  • Lock or latch catches only with a hard pull. The keeper has moved, or the sash has racked slightly out of square. It is a small issue day one, but a door that will not latch is a door that is not actually closed.
  • Condensation or fog between the panes. The insulated glass unit seal has failed. In Orange County’s inland heat cycles, seal failure shows up anywhere from 8 to 15 years in. Once that seal goes, you lose the insulating gas, and the glass becomes a two-pane liability instead of an efficiency upgrade.
  • Visible daylight around the sash frame. Either the weatherstripping has flattened, or the frame itself has warped. Daylight means air movement, and air movement means higher cooling bills in Orange County summers.

Replacement Cost & What’s Included

A dining nook with a built-in banquette

Replacements in Orange County run the range based on what you’re swapping and what’s behind the wall. A single window replacement falls between $4,500 and $15,000 for full-frame work, with most mid-range jobs landing in the $6,000 to $9,000 window. If the frame is sound and we’re only swapping the sash, hardware, or glass unit, the number comes down considerably.

Here’s what drives the price on a Tamko window or door job:

  • Full-frame versus insert. Full-frame replacement means we cut out the old frame to the rough opening, inspect the substrate, and install the new unit. Insert work leaves the existing frame in place. Insert is faster and cheaper, but it is not always the right call if the frame has rot or racking.
  • Glass package. Low-E coatings, argon fill, and tempered glass add cost. In south-facing Orange County exposures, we recommend Low-E every time.
  • Door size and swing. A standard 36-inch entry door is a straightforward number. A custom-width patio slider or a door with sidelights changes the fabrication cost.

Every quote from Bradford Remodeling is a written line-item price before any work starts. No numbers that move at the door. And every completed job carries the 365-Day Done Right Promise: if the installation fails within a full year, we come back and correct it at no charge. Straight number, clear scope, no surprises at final invoice.

DIY or Call Us?

Some Tamko parts are safe for a homeowner to check and address. A stripped hinge screw can be replaced with a longer screw. A loose keeper plate can be repositioned. A tight latch on a vinyl window can sometimes be corrected by cleaning the track and checking the sash alignment. None of that requires special tools.

But when a window balance spring has snapped, that is high-tension hardware. The spring sits compressed inside the sash channel, and releasing it incorrectly can send metal flying. This is not a two-minute YouTube fix. If you hear a snap, or if the window suddenly drops, stop using it, leave the sash in place, and call us at (562) 262-2907. We will quote the part and the labor over the phone and have it fixed quickly.
