Atlas Home Additions & ADU: The Orange County Owner’s Guide

If your Atlas home addition or ADU has a failed structural component, failing door hardware, or a worn-out window assembly, we stock and install compatible replacements across Orange County at an installed cost of $45,000 to $130,000 for full addition work, with individual part swaps running far less. Most homeowners discover the problem the same way: a door that no longer closes square, a window that fogs between panes, or drywall cracks that reappear weeks after a patch job.

We’re an independent Orange County contractor, not affiliated with Atlas. What we do is match the right part to your existing build, price it in writing before work starts, and stand behind the install for a full year. That’s the whole job.

Which Atlas Models This Applies To

A second-story addition that matches the existing roofline

Atlas home additions and ADUs built in Southern California typically use one of three framing packages: 2×4 exterior walls with stucco or lap siding, 2×6 walls where energy codes required thicker insulation, or a hybrid steel-and-wood system on newer ADU kits. The window and door rough openings are the tell. Measure the stud-to-stud width and the header height, then check the manufacturer label on the window sash or door edge for the series code. If the label is gone, the glass spacer color and the corner construction will usually identify whether you have the Atlas 1000 series or the later 2000 series.

OEM parts are the cleanest route for anything load-bearing or weather-sealed. For trim, hardware, and interior doors, quality aftermarket equivalents from Therma-Tru and James Hardie often match or exceed the original spec while cutting cost and lead time. The most common compatibility gotcha we see in Orange County: Atlas windows ordered with low-E glass before 2015 use a thinner insulated glass unit. Newer frames will not accept the thicker glass without replacing the sash. We catch that on the measure, not after the order lands.

Signs Your Atlas Home Additions & ADU Is Failing

  • Door binds at the top corner or won’t latch. The header or the hinge-side stud has shifted, which in Orange County is usually tied to soil movement after heavy rain cycles. The door is the symptom, the framing is the issue.
  • Window fog between the panes. The insulated glass seal has failed. This does not fix itself, and it gets worse with coastal humidity in places like Huntington Beach and Costa Mesa.
  • Drywall cracks that reopen within a month of patching. The underlying joint or corner bead is flexing. Re-mudding without addressing the movement is a repeat repair.
  • Floor sag or bounce near the addition seam. The ledger connection between the original structure and the Atlas addition may be under-sized or improperly fastened. This is a structural issue, not a flooring issue.
  • Exterior trim pulling away from the wall. Moisture is getting behind the siding or stucco. Left alone, it reaches the sheathing and then the framing.

Replacement Cost & What’s Included

A wide opening with a new beam where the kitchen wall was removed

For full home additions in Orange County, installed costs land between $45,000 and $130,000 depending on square footage, foundation conditions, and whether we’re tying into existing plumbing and electrical. ADU construction runs $90,000 to $220,000 when built as a separate dwelling unit with its own utilities. Smaller part replacements, like a single window assembly or a door, fall well below the addition range and we quote them as line items, not ballparks.

Every quote we write includes parts, labor, disposal of the old materials, and the permit paperwork where Orange County requires it. No numbers move at the door. The 365-Day Done Right Promise covers the workmanship and the installed part for a full year. If it fails inside that window, we return and correct it at no charge. That guarantee is in writing before you sign anything.

Scope of Work Orange County Installed Price
Home Addition $45,000 – $130,000
ADU Construction $90,000 – $220,000
Garage Conversion $30,000 – $80,000
Window Replacement (per unit, Atlas-compatible) $450 – $1,400
Door Replacement (exterior, incl. frame) $1,200 – $3,800

DIY or Call Us?

If a door is rubbing or a window is drafty, you can check the obvious: are the hinges tight, is the weatherstrip seated, is the latch plate aligned with the strike. Those are homeowner checks and they cost nothing. What you should not do is attempt to re-frame a wall, re-seat a ledger board, or replace a window assembly on an addition that carries roof load. Get the load path wrong and you are risking a collapse, not fixing a door.

Curtis Lane, who runs our Orange County crews, learned framing at Los Angeles Trade-Technical College before running jobs from Anaheim Hills to Balboa Island. His rule on additions is simple: straight number, clear scope, no surprises at final invoice. If the part or the framing is beyond a simple adjustment, call us at (562) 262-2907. We’ll measure, write the price, and leave you with a signed guarantee when the job closes.
