Sakrete Home Additions & ADU: The Orange County Owner’s Guide
When you’re planning a home addition or ADU in Orange County, Sakrete concrete products are the backbone of the job: footing mixes, high-strength countertop blends, anchoring cements, and repair mortars. A home addition project using Sakrete products typically lands between $45,000 and $130,000 installed across Orange County, depending on square footage, foundation scope, and whether you’re building up or building out. Most owners call us after they’ve already poured a footing or stem wall with Sakrete and now need to know if the mix cured correctly, if the base is holding, or whether the slab can carry a second story.
The truth is, Sakrete rarely “fails” on its own. What fails is what sits around it: weak subgrade, insufficient rebar, improper curing, or water intrusion at the slab edge. That’s the real conversation we have with homeowners in Anaheim, Santa Ana, Huntington Beach, and every other city in Orange County where we work. You don’t need a new bag of mix. You need someone who knows whether the existing concrete can be salvaged or whether it’s time to cut it out and start square.
Which Sakrete Models This Applies To

Sakrete doesn’t make a single “home addition” product. It makes a family of concrete and mortar products that home additions in Orange County depend on. The ones we specify and work with most often are Sakrete High-Strength Concrete Mix (for footings and slabs), Sakrete 5000 Plus (for load-bearing walls and stem walls), Sakrete Sand Mix (for topping slabs and shower pans in ADU bathrooms), and Sakrete Anchoring Cement (for setting anchor bolts into existing slabs when we tie a new addition to an old foundation).
Here’s the compatibility gotcha most Orange County homeowners run into: not every Sakrete bag from the big-box store is rated for structural use. The 4000 PSI standard mix is fine for a patio slab or a walkway, but a load-bearing footing under a bedroom addition needs 5000 PSI minimum, and in some hillside areas around Fullerton and Yorba Linda where we contend with expansive soil, we specify higher. If you already have a bag or a partial pallet, read the PSI rating printed on the side. If it says 4000 and your plans call for 5000, don’t use it. That’s not a corner to cut.
We also stock name-brand complementary materials: KraftMaid and Wellborn cabinetry for ADU kitchens, Cambria and Silestone surfaces, Kohler and Moen fixtures for the bathroom rough-ins. When the concrete work is done, the rest of the job has to match its quality.

Signs Your Sakrete Home Additions & ADU Is Failing
- Hairline cracks running diagonally across a slab corner. This usually means the subgrade wasn’t compacted evenly before the pour. The slab is settling unevenly, and that crack will widen through Orange County’s dry summers and wet winters.
- Spalling or flaking at the slab surface. If the mix was over-watered during the pour or cured too fast in direct sun, the surface layer breaks down. You’ll see this most often on exposed patios and ADU entries facing south and west in Orange County.
- Efflorescence, that white powdery film, appearing on stem walls. Water is moving through the concrete and depositing salts on the surface. It’s a moisture signal, not just a cosmetic one, and in Orange County homes near the coast it’s common.
- Gaps opening between the addition’s slab and the original home’s foundation. This is differential settlement, and it’s the one we take most seriously. When a new footing drops relative to the old one, every wall, door, and window above it gets pulled out of square.
- Anchor bolts loosening or pulling out of the slab. If the Sakrete anchoring cement wasn’t mixed to the right consistency, or if the hole wasn’t cleaned before the epoxy or cement went in, the bolt never bonds. You can’t see this one until a wall starts leaning or a seismic retrofit inspector flags it.

AfterReplacement Cost & What’s Included

For Orange County home additions and ADUs, the installed range of $45,000 to $130,000 covers the concrete work, framing, roofing, rough-ins, and finishes. Where your project lands in that range depends on the foundation type (slab-on-grade is less expensive than a raised floor over a crawl space), the square footage, and whether your city, whether that’s Irvine or Costa Mesa, requires additional seismic detailing or hillside engineering.
Here’s how the concrete-specific portion of a job typically breaks down in Orange County:
- Footing and stem wall (new foundation): $8,000 – $25,000 depending on lineal footage and depth
- Slab-on-grade for an ADU: $6,000 – $18,000 depending on square footage and reinforcement
- Tie-in to existing foundation (epoxy dowels, keyways, anchor bolts): $2,500 – $7,000
- Sakrete materials for a typical 400 – 800 sq ft addition: $1,800 – $4,500 depending on mix specs and quantities
Every price we give is written before the first tool comes out. No allowances, no verbal estimates that drift. If the concrete work doesn’t hold, the 365-Day Done Right Promise covers it: we return and correct the failure at no charge for a full year after completion. That’s the Garrison Standard, and it applies to every home addition and ADU we build in Orange County.
DIY or Call Us?
You can check a few things yourself. Look at the PSI rating on your Sakrete bags and confirm it matches the structural requirement on your plans. Inspect the slab for the cracks and spalling we listed above. If you see anchor bolts that look loose or a gap opening at the foundation seam, stop there.
Concrete failures in home additions are not a weekend fix. Cutting out a failed slab, compacting new subgrade, setting rebar to code, and pouring a structural mix is heavy, dangerous work that requires equipment, permits, and inspection sign-offs in most Orange County cities. If you try to patch a foundation with a bag of repair mortar and the slab keeps moving, you’ll pay twice: once for the patch, once for the correction. Call (562) 262-2907 and we’ll walk the site, measure what’s there, and put a written number in your hand. Straight number, clear scope, no surprises at final invoice.
FAQs

A properly mixed, poured, and cured Sakrete structural concrete foundation should last 50 years or more in Orange County, with the main threats being expansive soil movement in inland cities and salt air near the coast. The concrete itself won’t degrade; what shortens its life is water intrusion at the slab edge and differential settlement, both of which we address during installation. Call (562) 262-2907 if you’re seeing signs of movement under an existing addition.
Sometimes, but only if the slab is cracked without moving. If the concrete has settled unevenly or the rebar inside is corroding and expanding, repair is temporary and the slab will fail again within a few Orange County seasons. We’ll cut out and replace the section when the subgrade is compromised. Call (562) 262-2907 for an honest assessment and a written price either way.
A typical ground-up ADU or single-story addition in Orange County runs 4 to 8 months from permit submittal to final inspection, with foundation and framing taking the first 6 to 10 weeks depending on your city’s inspection schedule. The concrete portion, from excavation through curing, usually takes 2 to 3 weeks before framing can begin. Call (562) 262-2907 and we’ll give you a schedule in writing with your estimate.
We supply all Sakrete mixes for our Orange County home addition and ADU projects, along with the reinforcement, forms, and finishing materials, so you never have to guess at quantities or PSI ratings at the store. We also bring the documented brands for everything after the concrete: KraftMaid for cabinets, Cambria for surfaces, and Kohler for fixtures. Call (562) 262-2907 to talk through your project and get a written estimate.
