Therma-Tru Home Additions & ADU: The Orange County Owner’s Guide

If you’re planning a home addition or ADU in Orange County and want Therma-Tru exterior doors on the project, expect to budget $45,000 to $130,000 for the addition itself, with Therma-Tru door packages typically adding $1,800 to $6,500 depending on door count and series. We install Therma-Tru doors on every addition we build, and we carry the full catalog: Smooth-Star, Fiber-Classic, and Pulse series, in standard and custom sizes. Most Orange County owners find us the same way: they’ve got an aging patio slider or a front door that’s warped, leaking, or failing at the sweep, and they realize the replacement needs to match the addition they’re planning around it. The door is often the first thing to fail on an older addition, and it’s the piece that determines security, air sealing, and how the whole structure looks from the street.

Bradford Remodeling Co Orange County is an independent contractor, not a Therma-Tru dealer or affiliate. We install and service their products because the engineering is predictably good and the hinge and sill systems hold tolerances year after year. Curtis Lane, our owner, has been running crews here since well before the ADU boom, and the door specs we specify today are the same ones we’ve watched perform for a decade in coastal air and inland heat.

Which Therma-Tru Models This Applies To

A single-story rear room addition with tall windows and a new patio

Therma-Tru makes three main residential door lines, and each one behaves differently on an addition or ADU. Smooth-Star is the entry fiberglass line: clean face, good value, available in standard 6’8″ and 8’0″ heights. Fiber-Classic adds a deeper wood-grain texture and a wider range of factory finishes. Pulse is the top tier, with a polyurethane core, heavier stiles, and the best sound and thermal numbers in the catalog. If you’re building an ADU adjacent to a property line in Huntington Beach or Costa Mesa, the Pulse’s acoustic ratings matter more than most people expect.

The compatibility gotcha that catches Orange County owners: Therma-Tru’s frame components and sills are not universally interchangeable across series. A Smooth-Star slab will not drop into a Fiber-Classic frame without re-mortising hinge pockets, and some Pulse models use a thicker jamb that changes the rough opening. When you’re specifying doors for an addition or ADU, you want the exact SKU matched at framing time, not after drywall is up. We check the door label, the hinge prep, and the sill profile before we ever order. The label is on the hinge edge of the slab, with the series and manufacturing date stamped into the fiberglass. If you had a door installed in the last 10 years in southern California, you can almost always read it without pulling the door off the hinges.

For additions and ADUs, we also stock and install Therma-Tru’s complementary lines: decorative glass inserts, rot-resistant frames, and the full threshold and weatherstrip kit. We cross-shop KraftMaid and Cambria for cabinetry and counters on the same projects, and Silestone where the design calls for it. But the doors stay Therma-Tru unless the owner specifically wants something else.

Signs Your Therma-Tru Door Is Failing on an Addition or ADU

  • Water staining at the bottom corners of the rough opening. This is almost always a failed sill pan or an improperly flashed sill on the original install. On ADU conversions in Fullerton and Anaheim, we see this repeatedly: the concrete slab was poured flat, the sill sat in standing water, and the door bottom rotted from the outside in. The fix is removing the door, replacing the pan, and bedding the new sill on a proper slope.
  • Drafts at the strike side or along the top weatherstrip. The weatherstrip channel on Therma-Tru doors is a compression fit. Older doors, especially the Smooth-Star series from the early 2000s, used a Q-Lon insert that loses its shape after 5 to 7 years of OC sun. What starts as a small gap becomes a visible gap at the top corner. Replacement weatherstrip is under $40; ignoring it drives your cooling bill up every summer.
  • Door rubs or won’t latch without lifting the handle. That tells you the jamb has settled or the hinges are worn. It’s not a door slab problem. It’s a framing problem. On an addition, the header above the door may have been undersized, or the cripple studs were cut short. The slab is usually square; the opening no longer is.
  • Glass fogging between the panes in a decorative insert. Therma-Tru uses tempered insulated glass units in their decorative inserts. When the seal fails, you’ll see permanent clouding that doesn’t wipe off. This is an insert replacement, not a whole door replacement, and it’s one of the few Therma-Tru repairs we do same-visit when the glass is in stock.
  • Visible cracking or bubbling at the bottom rail of the slab. This is delamination, and it’s the terminal failure. Fiberglass doors don’t rot, but after 20 years of southern California sun exposure on a west-facing wall in Irvine or Mission Viejo, the skin can separate from the core. When you can press the face and feel it move, the door is done.

Replacement Cost & What’s Included

A garage converted into a guest room and home office

A Therma-Tru entry door replacement in Orange County runs $1,800 to $6,500 installed, depending on series, glass options, and whether the frame is being replaced or just the slab. A full replacement with new frame, brickmould, sill, and interior casing on a standard 3’0″ x 6’8″ opening lands around $2,800 to $4,200 for Smooth-Star, $3,500 to $5,500 for Fiber-Classic, and $4,500 to $6,500 for Pulse. Add decorative glass and the number moves up $400 to $1,400 per insert. If we’re doing the door as part of a larger home addition or ADU, the door cost folds into the project total, which runs $45,000 to $130,000 for the addition and $90,000 to $220,000 for a detached ADU.

Every quote includes the door, hardware, frame components, weatherstrip, sill pan, flashing, and the trip charge for measurement and install. It’s a written, line-item price before we start. No door-knocker pricing, no change order on the day of install. That’s The Garrison Standard: the number you sign is the number you pay. Therma-Tru’s own limited warranty covers the slab and glass from the manufacturer’s side. Our workmanship warranty runs a full year under the 365-Day Done Right Promise. If the door sags, binds, or leaks in that window, we return and fix it at no charge.

DIY or Call Us?

A Therma-Tru door slab weighs 80 to 140 pounds depending on glass. The hinge screws carry that load into the jamb. If you hang it wrong, you’re not just looking at a bad reveal, you’re looking at a door that swings open in the night because the spring in the latch didn’t seat. Replacing a slider or a full frame is a two-man job with a level, shims, and a lot of patience. If you’re comfortable swapping hardware and weatherstrip, that’s a legitimate Saturday project. Replacing the slab or the entire pre-hung unit is where most Orange County homeowners should call us. We come out, take the measurements, confirm the series, and give you a written price. Call (562) 262-2907 and we’ll set it up.
