Therma-Tru Driveway & Pavers: The Orange County Owner’s Guide
We install and replace Therma-Tru-compatible driveway and paver systems throughout Orange County, with most residential paver driveway installations running $7,000 to $18,000 installed. The work is priced in writing before we start, and it carries our full 365-Day Done Right Promise. If you’re reading this because a section of your driveway has settled, cracked, or started separating at the edges, you’re likely looking at a base failure under the pavers, not a problem with the pavers themselves.
Most Orange County homeowners discover paver problems the same way: a low spot shows up after a winter rain, a paver rocks underfoot near the garage apron, or the sand between joints keeps washing out onto the sidewalk. The pavers themselves rarely fail. What fails underneath is the compacted base, usually because the original install skimped on depth or drainage. In Anaheim Hills and Yorba Linda, where lots slope, we see this constantly. In coastal areas like Huntington Beach and Newport, salt air and sandy soil create their own set of base settlement issues.
We’re an independent Orange County contractor. We install and service Therma-Tru door systems, and we handle driveway and paver work alongside our remodeling scope. We are not affiliated with Therma-Tru, but we spec their products because their warranty documentation is clean and their dimensional tolerances are tight, which matters when a paver driveway meets a Therma-Tru entry threshold.
Which Therma-Tru Models This Applies To

Here’s the thing most people don’t realize: Therma-Tru doesn’t manufacture pavers. They manufacture door slabs, frames, sills, and weatherstripping. The connection between “Therma-Tru” and “driveway & pavers” is the threshold detail at your entry door, and the exterior transition where the paver surface meets the door sill. On Therma-Tru Classic-Craft, Pulse, and Smooth-Star entry systems, the door’s bottom sweep and adjustable sill depend on a clean, properly graded exterior surface. If your paver driveway was installed too high against the sill, water wicks under the door and rots the subfloor. Too low, and you get a trip hazard and a gap that lets pests in.
When we run a paver project adjacent to a Therma-Tru entry door, the compatibility concern is the finished floor elevation. The door’s sill needs a minimum 4-inch step down to exterior grade, per most Orange County residential building codes. The paver bedding sand and base course have to be engineered so the finished paver surface sits at that elevation and drains away from the foundation at 1/4 inch per foot. Get that wrong and you’ll be replacing door weatherstripping every season and chasing water stains inside the foyer.
For the pavers themselves, we spec Belgard and Unilock products, which are the hardscaping equivalents of what Therma-Tru gives you on the door side: documented manufacturing specs, consistent color lot control, and published compressive strength ratings. An OEM-versus-aftermarket decision matters less with pavers than it does with door hardware. What matters is the base construction and the edge restraint. We use a minimum 6-inch compacted aggregate base, 1 inch of bedding sand, and aluminum or concrete edge restraints. That’s the part of the job you can’t see after it’s done, and it’s the part that determines whether your driveway lasts nine years or twenty-five.

Signs Your Therma-Tru Driveway & Pavers Is Failing
- Low spots that pond water after rain. This means the base course has settled or was never compacted properly. In Orange County’s clay-heavy soils, like you see in Irvine and Tustin, this is the number one paver failure we walk into. Water standing on pavers eventually migrates under them and accelerates settlement.
- Pavers rocking or shifting when you step on them. Loose pavers mean the edge restraint has failed, or the bedding sand has eroded out through a gap. Once one paver moves, the entire mat starts to lose interlock. Left alone, the movement spreads in a widening arc.
- Sand washing out of the joints after every rain. Polymeric sand joints that keep failing usually indicate a drainage problem beneath the surface, not a sand quality problem. Water is moving through the base and pushing fines out. Adding more sand without fixing the drainage is a three-month band-aid.
- Visible settling around the garage apron or driveway entry. Heavy vehicle traffic compresses weak base material over time. The transition from driveway to Therma-Tru entry door is also the first place you’ll see settlement, because that’s where downspout drainage and foot traffic concentrate.
- Efflorescence, cracking, or spalling on paver surfaces. This is more common in coastal Orange County, where salt air and moisture cycles stress concrete pavers. White chalky residue (efflorescence) is cosmetic; spalling and cracking are structural and mean the paver itself has to be replaced.

AfterReplacement Cost & What’s Included

Paver driveway installation in Orange County runs $7,000 to $18,000 for a typical two-car residential driveway. That’s the full installed price: removal of the old surface, excavation, base material, compaction, bedding sand, pavers, edge restraints, polymeric sand, and cleanup. Here’s how the numbers break down.
| Scope | Orange County Installed Range |
|---|---|
| Paver driveway installation (new, ~400 sq ft) | $7,000 – $18,000 |
| Paver patio installation | $3,500 – $11,000 |
| Concrete driveway installation | $4,500 – $12,000 |
| Asphalt driveway paving | $3,500 – $9,000 |
| Driveway replacement (full removal + new base) | $5,000 – $14,000 |
| Driveway sealing | $250 – $700 |
What drives the range? The condition of the existing base, the total square footage, the paver style you pick (thicker pavers with higher compressive strength cost more), and whether we’re pulling out an old concrete slab first. A straight replacement over good base material lands on the lower end. A full dig-out with new drainage and compaction hits the higher end. Every quote includes the written line-item price before any work starts, and every completed driveway carries our 365-Day Done Right Promise. If the pavers shift, settle, or fail at the edge restraint within a year, we come back and correct the work at no charge. That’s not marketing language; it’s written into every contract that leaves our office.
DIY or Call Us?
You can safely check a few things yourself. Walk the driveway after a rain and mark where water ponds. Inspect the edge restraints, especially along the grass line or planter beds, and look for gaps that let sand escape. Check the seam where your pavers meet the Therma-Tru door sill; if the gap is less than 4 inches of visible step-down, or if soil and debris are piled against the door frame, that’s a water intrusion point you should correct. Those observations help you talk to a contractor without getting oversold.
What you should not do is attempt to lift and reset settled pavers yourself as anything more than a temporary fix. Once the base under a section of pavers has failed, resetting pavers on top of uncompacted soil creates a low spot that will return within months, usually worse than before. The excavation, base work, and compaction require equipment and a proper grade plan. On the Therma-Tru side, adjusting a door sill or replacing the sweep is straightforward for the mechanically inclined, but if the subfloor under the threshold has taken on water, that’s a job for someone who can open the wall and see what’s happened to the rough framing. Call us at (562) 262-2907 and we’ll tell you honestly whether your paver problem is a quick repair or a full base reconstruction.
FAQs

A properly installed paver driveway with a 6-inch compacted base and solid edge restraints will last 20 to 25 years in Orange County before the pavers themselves need replacement. The base, if done right, can often be reused for a second paver generation. The lifespan killers here are poor drainage, root intrusion from mature trees (common in older Fullerton and Santa Ana neighborhoods), and vehicle loads exceeding what the base was engineered for.
Yes, in most cases. If the settlement is isolated to one section, we can cut out the affected area, excavate to competent soil, rebuild the base, and reset the pavers to match grade with the surrounding mat. The repair is only as good as the base under it, which is why we won’t just lift pavers and throw sand under them. One caveat: color matching old pavers can be imperfect after years of sun exposure in Orange County. If you have spare pavers from the original install, save them. They’re worth keeping.
A full two-car paver driveway replacement in Orange County typically takes four to seven working days, start to finish. Demolition and excavation are usually a day, base compaction and grading a day or two, paver installation two to three days depending on the pattern and cuts, and then joint sand and final compaction. Rain can add a day or two. We’ll give you a written schedule with your written price, and we stick to both.
We keep a documented roster of name-brand materials we install regularly: Therma-Tru doors, KraftMaid and Wellborn cabinetry, Cambria and Silestone surfaces, Belgard and Unilock pavers, and more. For paver jobs, we order the specific style, color, and quantity per job to keep you from paying for a full pallet you don’t need. What we do keep consistent is the engineering underneath: base depth, compaction standard, and edge restraint specification. Those don’t change job to job, because Orange County soil and weather conditions don’t change job to job.
If your Therma-Tru entry door and driveway aren’t working together the way they should be, or if you’ve got settled pavers and you’re tired of looking at them, call (562) 262-2907. We’ll schedule a site visit, put the numbers in writing, and you’ll know exactly what the work costs before we break ground. Straight number, clear scope, no surprises at final invoice.
